24/7 Emergency Response Available — (888) 303-5551

OHOH PROPERTY─ MAINTENANCE

IICRC-certified · 24/7 dispatch

When the building floods at 2 a.m., one call gets dry-out, demo, and rebuild.

IICRC-certified water, fire, smoke, mold, and biohazard response across SoCal — with B-licensed reconstruction in the same company so you don't hand the building off to a stranger after the dry-out.

─ Overview

What restoration & emergency response looks like with OH.

OH Property Maintenance runs a 24/7 IICRC-certified restoration division — water extraction, structural drying, fire and smoke remediation, mold abatement, sewage and biohazard response, and full reconstruction. Most after-hours calls have trucks rolling within 30 minutes and a Project Manager on-site under 90.

What separates us from a pure mitigation-only vendor is what happens after the dry-out: we hold a B-license, so the same company that runs your air movers can also rebuild your drywall, refinish your floors, and re-paint the lobby. One PM, one schedule, no handoff to a sub you've never met.

We bill insurance directly, work in Xactimate, and provide thermal imaging, moisture-mapping, and daily progress reports that adjusters actually approve. Our supplemental rate (insurer-approved scope adjustments) runs about 92% — well above the industry average.

24/7, with trucks rolling within 30 minutes of the call and a Project Manager on-site in under 90 minutes for almost every dispatch in our six-county service area. Healthcare, data center, and life-safety accounts can opt into a 60-minute on-site SLA at no incremental cost.

Yes. Every responder holds IICRC WRT (Water Damage Restoration) at minimum. Senior techs add ASD (Applied Structural Drying), AMRT (Applied Microbial Remediation), and FSRT (Fire & Smoke Restoration). Our Project Managers carry the IICRC Master Restorer credential.

Yes. We bill the carrier directly in 90%+ of cases, work in Xactimate, and manage supplementals end-to-end. Our supplemental approval rate runs around 92% — well above industry average — because our documentation (thermal imaging, moisture maps, daily logs) makes the adjuster's job easier.

Yes. We follow IICRC S520 and CDPH guidance for mold remediation: containment, HEPA negative air, controlled demo, antimicrobial treatment, and post-remediation verification (PRV) by a third-party industrial hygienist when required by the scope or insurer.

Both. That's our key differentiator. As a B-licensed general contractor, we rebuild drywall, flooring, cabinetry, paint, and finish in the same company that ran the dry-out. No handoff to a strange sub mid-claim, no scheduling gaps, no scope arguments at the seam between mitigation and rebuild.

Handled in-house. Cat 3 sewage backups, trauma scenes, hoarding, and infectious-disease response all follow IICRC + OSHA bloodborne-pathogen protocols. Crews carry full PPE, and waste is manifested through licensed medical-waste haulers where required.

Always. We're on the approved-vendor lists for most major commercial carriers and TPAs, and we're happy to work as a non-preferred vendor when the property owner directs. We do not steer claims, and we do not pad scopes — our approval rates and repeat business depend on adjusters trusting our numbers.
